An inventory report is a detailed written and photographic record of a property’s condition, contents and cleanliness. It provides an independent baseline showing how a property was presented at the time of inspection and helps protect all parties by recording condition accurately.

In most cases, a check-in report is the correct service at the start of a tenancy, because it includes a full inventory baseline plus tenant handover details, keys issued and compliance questions.

When Would You Use an Inventory-Only Report?


We recommend an inventory-only report in specific situations, such as:

1) New property added to your portfolio (before tenancy begins)

If you’re bringing a new property into your portfolio and want to record condition and contents before tenant move-in, an inventory-only report provides a clear starting baseline.

2) After refurbishment or maintenance (during tenancy)

If a property has been refurbished, redecorated or upgraded during a tenancy, an updated inventory record can document the changes and condition at that point in time.

3) Appliance replacement or furniture updates

If an appliance, flooring or key furnishing is replaced, an inventory update can record the new condition and help prevent disputes later.
